These Terms of Service ("Terms") govern your access to and use of the websites operated by BBB Enterprises Inc. / Lee & Associates West LA ("LWLA," "we," "our," or "us"), including crecaptured.com and its subdomains (collectively, the "Sites"), as well as any SMS, email, or other communications you receive from us. By accessing the Sites or communicating with us, you agree to these Terms.

The Sites and our communications provide general information about commercial real estate listings, services, and market intelligence. Information is provided for general informational purposes only and is not an offer, solicitation, or professional advice. All property data (including pricing, availability, square footage, zoning, and financial information) is obtained from sources believed to be reliable but is not guaranteed and is subject to change, correction, prior sale, lease, or withdrawal without notice. Prospective purchasers and tenants are solely responsible for verifying all information.
2. Brokerage Services
Lee & Associates West LA is a licensed commercial real estate brokerage operating under California Department of Real Estate license numbers held by its team members, including DRE #02027002 (Dylan Mahood). Use of the Sites or communication with us does not by itself create a brokerage, agency, fiduciary, or client relationship. Any such relationship requires a separate written agreement signed by an authorized representative of LWLA.
3. SMS & Electronic Communications
Our SMS program is a conversational, reply-only service. When you text our business phone number (310-899-2727), your inbound message constitutes consent to receive SMS replies from us regarding your inquiry. You may opt out at any time by replying STOP. All content on the Sites — including text, graphics, logos, images, property marketing materials, offering memorandums, underwriting analyses, and compilations of data — is the property of LWLA or its licensors and is protected by copyright, trademark, and other intellectual property laws. You may access and view the Sites for your personal, non-commercial informational use. Any other use, including reproduction, distribution, modification, or creation of derivative works, requires our prior written permission.
5. Acceptable Use
You agree not to:
- Use the Sites or our communications for any unlawful purpose;

TO THE MAXIMUM EXTENT PERMITTED BY LAW, LWLA AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUE, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF THE SITES OR OUR COMMUNICATIONS, WHETHER BASED IN CONTRACT, TORT, OR OTHERWISE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

These Terms are governed by the laws of the State of California without regard to conflict-of-laws principles. Any dispute arising out of or relating to these Terms or your use of the Sites shall be resolved in the state or federal courts located in Los Angeles County, California, and you consent to the personal jurisdiction of those courts.
