How SMS Consent Is Collected

This page documents how recipients consent to receive SMS communications from Lee & Associates West LA, in compliance with U.S. carrier and A2P 10DLC registration requirements.

Program Overview

Our SMS program is a conversational, reply-only communication service. We do not operate a recurring marketing or promotional SMS program. We do not send bulk messages, mass broadcasts, or unsolicited offers. Every message we send is a direct response to an inbound inquiry initiated by the recipient.

How it works in one sentence: A prospective client sees our business phone number on a property sign, website, or listing platform, texts us to ask about a specific property or service, and we reply to answer their question. That inbound text is their opt-in.

Opt-In Methods & Evidence

Consent to receive SMS replies is established when a prospective client voluntarily sends an inbound SMS to one of our published business phone numbers. This campaign covers the following numbers, each assigned to a broker or listing on our team: 310-899-2727, 310-899-2706, and 310-899-2730. These numbers are publicly advertised through the channels documented below.

Evidence 1 — On-Site Property Signage (Multi-Property Example)

Physical signs installed at commercial real estate properties we represent display the responsible broker's business phone number and a direct invitation to text in the format CALL OR TEXT [keyword] TO [310-899-####]. Each sign also displays the LWLA brand, team license numbers (including DRE #02027002), and the public company URL leewestla.com. The keyword varies by property (for example, the street-number digits or a short code the broker selects for that listing), and the destination phone number is the broker's assigned business line.

Evidence 2 — Website & Property Microsites

Our company website at crecaptured.com and property-specific subdomains (including 2256barry.crecaptured.com and 2440sepulveda.crecaptured.com) publish the relevant business phone number alongside a visible SMS disclosure describing the consent model, message frequency, rates, and opt-out instructions. A link to this SMS Consent page is published in the footer of every page on crecaptured.com.

Evidence 3 — Public Commercial Real Estate Listing Platforms

The same business phone numbers are published as the point of contact on commercial real estate listing platforms including Revere CRE, LoopNet, and CoStar, for listings we represent.

What Users See Before Texting

Wherever our numbers are published, recipients are informed that the number is a business contact line for commercial real estate inquiries operated by Lee & Associates West LA. There is no ambiguity about who they are contacting or why. Each number in this campaign (310-899-2727, 310-899-2706, 310-899-2730) is a dedicated broker or listing line, and opt-in, opt-out, and consent handling is identical across all three.

Replies are direct, topic-specific responses to the recipient's inquiry. Examples:

Message Frequency

Message frequency is low and varies by the recipient's level of engagement with a specific property or transaction. A typical inquiry exchange involves 1–5 messages. We do not send recurring or scheduled promotional messages.

Opt-Out and Help

Recipients may opt out of SMS communications at any time by replying STOP (or CANCEL, END, QUIT, UNSUBSCRIBE, REVOKE, STOPALL, OPTOUT) to any message. Once a recipient opts out from a given number, they will receive a confirmation message and no further SMS will be sent from that number.

Recipients may reply HELP (or INFO) at any time to receive assistance information.

Mobile Information & Privacy

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes at any time. Information sharing to subcontractors in support of our services (e.g., our SMS platform provider) is permitted. All other use case categories exclude text messaging originator opt-in data and consent — this information will not be shared with any third parties.
